Some sellers need the most money. Others need it to be over.
We buy property for cash and close on your calendar, not ours. If what you need is the highest possible price and you have months to wait for it, list it with an agent. If what you need is the weight off your shoulders by the end of the month, that is the part we are good at.
Your numbers, your assumptions. This runs entirely in your browser and nothing is stored or sent anywhere. It is an estimate, not an appraisal.
The price is on the sign. The cost is on the calendar.
Nobody hands you an invoice for the months a property sits. It arrives quietly, in pieces, and most sellers only add it up afterwards.
When waiting pays
The property shows well. You are not carrying a payment you resent. There is no deadline, no sibling waiting on their share, no tenant, no letter from the city. Repairs are affordable and you have somewhere else to live while it sells.
Take the months. You will probably net more, and we will tell you so if you ask us.
When waiting costs
The house is two states away. The estate cannot close until it sells. The payment is coming out of your retirement. The tenant stopped paying. The repair list is longer than your savings. Every extra month is another month of your life spent on a building.
Certainty is worth something real here, and usually more than sellers let themselves admit.
The bills that do not pause
Taxes, insurance, utilities and the mortgage keep running the whole time the property sits, whether anyone is living in it or not.
The second negotiation
A listed sale is negotiated twice. Once on price, then again after the inspection, when the number moves down a week before closing.
The financing that dies
A buyer's loan falls through and the property goes back on the market with a stale listing and a worse position than it started with.
The part with no price
The calls, the showings, the driving, the arguing with family about what to accept. That is time you are not getting back.
Four steps. You can stop at any of them.
Nothing here requires a phone call, a walkthrough or a signature to find out where you stand.
Run your real number
Use the ledger above with your own figures. No email, no phone number, nobody contacts you.
Send the property
Address and condition notes by WhatsApp or email. Photos help. A listing link helps. Neither is required.
Get it in writing
A written offer with the number, the timeline and the conditions, plus the reasoning behind it so you can hold it against your real number. If the property does not fit, you get that in writing too, with the reason.
Close on your calendar
No financing contingency and no repairs. Fourteen days if you want it done. A later date if you need to move out, finish a probate or give a tenant proper notice.
We buy in markets we intend to stay in.
A boarded house is not an investment, it is a hole in a street. These are the rules JetLux operates by, written here so you can hold us to them.
Occupied, not boarded
Vacant and deteriorated property gets returned to use. We are not in the business of holding an empty shell and waiting for the street to appreciate around it.
Repaired to code
Permits pulled where permits are required. What is behind the wall gets fixed, not painted over for the next owner to discover.
Local hands, local money
Contractors, inspectors, title companies and closing attorneys from the market itself. The work and the fees stay where the property is.
We decline what we cannot improve
If a market has no real demand, buying there does nothing for the seller, the street or us. We say no rather than tie up a property we would only sit on.
A neighbourhood is not a spreadsheet. Whatever we buy, somebody's window looks at it every morning.
JetLux Holdings LLC is early in its real estate programme. What is written above is the standard we operate to and expect to be judged on, not a claim about a portfolio we have not built yet. We would rather publish the rule than a number we cannot show you.
We would rather say no on the first call.
A buyer who says yes to everything is costing you a month. These are the real filters.

Asked before every closing.
Every property is priced on its own: the condition, the repairs it needs, how long it takes to bring back to use, and what the local market actually supports. You get the number in writing within 24 hours along with the reasoning, so you can hold it up against your real number rather than against a fantasy list price.
Sometimes, and when that is the case we say so. The honest comparison is not list price against a cash offer. It is what the listing leaves you after commission, after the repairs an inspection demands, after closing concessions, and after the months of taxes, insurance, utilities and mortgage you pay while it sits. The ledger on this page works that out with your own figures.
Contracts are written with no financing contingency, so title work sets the real floor and that varies by county. Fourteen days is realistic when a seller wants it over. If you need longer, the closing date is written around your timeline instead of ours.
No. No commission, no listing fee, no repair requirement, no closing costs to you. The number in the written offer is the number you receive at the table.
No. Property is bought strictly as-is. Leave what you do not want to take. Roof, foundation, code violations, hoarding conditions, fire damage and tenants in place are priced into the offer rather than turned into a list of demands.
It gets put back to use. Our standard is to return vacant and deteriorated property to occupancy rather than board it and wait, to repair to code with permits where permits are required, and to use contractors and title companies from the market itself. Those standards are published on this page so you can hold us to them.
Possibly, and it says so in the contract rather than hiding in it. JetLux may close in its own name or assign to a buyer in its network. Either way the price you agreed to does not change, and closing runs through a licensed title company or closing attorney in your state.
No. JetLux Holdings LLC is a principal buyer. We do not list property, do not represent sellers, do not charge commission and are not acting as your agent. We buy for our own account and may assign the contract.
No. It runs entirely inside your browser. Nothing is sent to a server and nothing is saved. Close the page and the numbers are gone.

Address and a few notes on condition. A written offer comes back within 24 hours, or a written no with the reason. Nothing in between and nobody calls you six times.
